Lions and Tigers and Interest Rates Oh My

Lions and Tigers and Interest Rates Oh MY!🦁🐯😟 If high interest rates have you scared to purchase your next home you may want to reconsider. Although there is talk of a recession the housing market is stronger than ever as we enter our busiest home buying season of the year. As interest rates are creeping down some, so are home prices. Also, there are still different incentives to home buyers being offered such as the Welcome Home Grant that offers $10,000 to home buyers who are in a certain income bracket. The grant amount increases to $15,000 if you are a Veteran. There is also a MCC Tax Credit that offers you back a percentage of the interest you pay a year on your mortgage as a straight tax credit for the life of the loan. Of course there are still $0 Down loans as well.  Is the interest rate that is advertised the actual rate?? I'm so glad you asked πŸ˜‚ The rate you usually see advertised is just the average rate. You maybe eligible for an even lower rate depending upon credi

Spring has Sprung! If you are a Seller it is your time to make your home shine. Remember your first date... you got all fixed up, fresh shaven, possibly new lipstick and a new outfit πŸ‘—? Your house may need a fresh coat of make up as well which could possibly mean a fresh coat of paint. Sherwin Williams says these are the colors of the year for 2022. To be honest the darker ones aren't my favorite and haven't faired well in the past. However Alabaster has been around for a long time and is what we personally use in our flip houses for cabinets. I am also love love loving the Aleutian. It seems to follow a more Nautical theme. But notice all of the tans??? Could they really be coming back in style? Possibly so hold on to all of your 2015 decor because you may need it.  Sunny to Snowstorm!?!? 😱 Let's talk about how crazy the weather has been this past week. Last week was absolutely beautiful. Friday morning the birds 🐦were singing, sun was shining and finally it was

Say Cheese πŸ§€ πŸŽ₯ !!  When it comes to selling your home a picture really is worth a thousand words, in Real Estate quite possibly thousands of  dollars 😱 A HUGE pet peeve of mine is when a Professional Realtor takes pictures of a house that are dark, crooked, the room is half cut off, the sky is black from a tornado that’s about to ravish the subdivision lol… you get the picture, I mean Mr/Mrs Realtor…you had one job🀣!  Seriously tho, do you remember the old Head and Shoulders commercial “You never get a second chance to make a first impression”? It’s so true! The most appealing pictures to potential buyers are Bright, Clear, Blue Skies  and Accurately Portrayed  Room Sizes.  Accurately also puts me to another thought. Don’t go overboard with photo shop. Here is a perfect example                      Actual photo of me        Major Photoshopped pictureπŸ˜‚πŸ˜‚ Although while I must say I prefer the Sz -00 picture of me, the top one is reality. Same with home pictures, don’t make it so th

Millie King Weaver Realtor  606-875-1333                                                    How's The Market.... Well Houses are about as Scarce as Toilet Paper was in 2020 lol. Just to Paint a Picture of the Market here are some statistics. In 2019 we had almost 700 houses available,  today I pulled a search and there are only 131 houses available in Pulaski County and that's from $10,000.00 all the way up to $3million😲😲😲😲 What Does This Mean... . If you are a Seller then you are in a great position, low competition, higher prices! Don't get to laxed tho.  Here are some Seller Tips 1. You want to make sure when you list your house it is in "show ready" condition. This means have it Clean and Looking Maintenance Free. You get Bonus Points if it smells good  (teeheehee). 2. Yes prices are up but you don't want to go overboard. This is where I cant say it enough, if you have a Good Realtor that you love and trust, Listen to them! Have them to do a CMA to hel
